RULES AND GUIDELINES

Welcome to Shady Oaks RV Park. Please take a minute to read our Rules and Guidelines for our park. Our intention is not to dictate every aspect of daily life, but to rely on your consideration and common courtesy and respect for fellow travelers, and to maintain our neighborhood in such a way as to be a pleasurable environment and experience for us all.

Quiet hours are from 10:00pm to 8:00am. Please respect your neighbors. If noise can be heard outside your RV after 10:00pm, you are probably disturbing others.

Be considerate of your neighbors and don't walk thru their area.

No outside clothes lines

Campfires allowed only in approved fire pit/device, and not directly under trees. Absolutely no trash burning.

Alcoholic beverages and glass containers allowed only in personal camping area.

No illegal substances allowed.

Please DO NOT throw cigarette butts on the ground, including your own site.

No Loaded firearms, BB guns, or Fireworks allowed on the property without the consent of the management.

Any fencing or landscaping must be approved by the management.

Children must be supervised: Parents/guardians will be responsible for the actions and behavior of their children.

We operate on a Septic system. Please do not put sanitary napkins, hair or excessive amounts of toilet paper in the toilets.

For best results with the septic system, we recommend that you use your holding tanks and only dump when necessary, which will provide a better flow to the septic tank, and we ask that afterward, you flush your sewer pipe thoroughly to prevent any possible blockage. Please feel free to flush your holding tank also.

PAYMENTS

All rent is payable in advance. Rent is due on the 1st of the month, and a late fee of $5.00 a day will be charged beginning on the 6th. There will be no refunds on rent when moving out before the end of the month.

Rates include three individuals per site. A $1.00 charge per day will be added for each additional person.

We accept Visa, MasterCard, American Express and Discover credit and debit cards. Local checks will be accepted with Driver's License Number. A $35.00 fee will be charged for any NSF check.

MONTHLY GUESTS

In addition to the space rental, a deposit for electricity of $100.00 will be collected at check-in. The deposit will be applied to your final month's electric bill.

Guests agree to allow the management to charge his/her credit card for the usage charge, if any exceeding his/her $100.00deposit. If the deposit exceeds the usage charge, then the difference will be applied back to his/her credit card.

PARKING AND VEHICLES

Only one RV and two vehicles permitted per site. For the safety of your vehicle and others', your vehicles MUST NOT protrude from your site. Any guest vehicle that does not fit on your site must be parked in the designated guest parking area.

No auto repair in the park please. Maintenance to vehicle can be done in a designated area only, please ask the manager for details.

PETS

Please remember, if you plan to leave your pet alone in your RV, offer them toys/bones, along with enough food and water, so they do not bark, growl, whine, or otherwise disturb others.

You MUST pick up your pet's poop, bag it and discard it in the trash. Please don't allow your pet to use your neighbors' yard as their restroom. Let's keep our park clean,
and fly and stink free.


Pets may NOT be left unattended outside the RV when no one is home.

All pets must be accompanied and on a leash at all times.

PLEASE, please, please, MAKE SURE your pet is not a nuisance to others. If you can hear barking, assume it is disturbing your neighbor too.

RV AND SITE APPEARANCE

You must keep your RV clean and in good working condition. We reserve the right to refuse service to any rig based upon it's appearance and/or condition.

We encourage you to keep your rig, vehicles and area clean, so please wash them when needed but ONLY with the use of a hose nozzle for water conservation.

VERY IMPORTANT: YOU MUST use a pressure reducing device, as the pressure in the park is 100 psi. This will prevent any damage to your plumbing, as most RV's are not designed to withstand this pressure. Please place the pressure regulator on the faucet, before the hose, not on your RV. That will prevent your hose from rupturing.

You must keep all cords, cables, and hoses coiled and out of the way of mowers and weed eaters. Please make sure your hoses are not dripping and your electrical cords and adapters are electrically correct for the load and in good repair.

If you are staying for an extended period of time, we will place your sewer hose inside a pvc trough or other factory drain support system. We will not be held responsible for your hose if the maintenance crew hits it with the weed eater.

Your sewer hose/s must be connected in an airtight manner to the sewer dump to prevent sewer gases from escaping. We have these adapters available for sale if you need one.

Please keep your site clean of debris. A dumpster is made available for your convenience. Please bag all trash before placing it in the dumpster for fly, maggot and odor abatement. Please observe your RV home as others would and make sure it appears neat and tidy. If not, please clean it up, before we have to request you to do so.

Any items left outside must be put in bins and stored under or behind your RV, and please , no outside appliances.

THE MANAGEMENT ASSUMES NO RESPONSIBILITY FOR ACCIDENTS, INJURIES, OR LOSS OF PROPERTY.
WE DO NOT DISCRIMINATE ON THE AGE OF AN RV BUT WE DO RESERVE THE RIGHT TO ACCEPT OR REJECT AN RV BASED UPON
APPEARANCE OR CONDITION. i.e. Mechanical, Electrical or Physical.
WE RESERVE THE RIGHT TO REFUSE SERVICE TO ANY PERSON/S EXCEPT AS PROHIBITED BY LAW
WE RESERVE THE RIGHT TO AMEND THESE GUIDELINES AT ANY TIME.
